Home sellers are questioning whether agent commissions will decrease following a major National Association of Realtors settlement that separated buyer's and seller's agent compensation.
The NAR ruling, which took effect in 2024, eliminated the practice of having seller's agents post buyer's agent commissions on multiple listing services. The change was designed to allow for more negotiation around agent fees.
However, many sellers remain uncertain whether the ruling will translate into lower commissions when they list their homes. Traditionally, seller's agents have charged around 5% to 6% of the sale price, split between the seller's agent and the buyer's agent.
With the new rules in place, sellers now have more leverage to negotiate commissions directly with their agents rather than relying on standardized rates.
